The number 1 Question What is it going to CO$T me? The basic cost is $0.50 per square foot of your residential house plan floor area. This is for a basic set of plans to get you through the Building Dept. If you require more detailed plans we can do that too, but at an additional cost. One thing that is free, is my offer of 4 hours of special inspection for your project. The time includes my travel time to your site and back, this is standard in the industry, you can purchase additional hours if needed or wanted. Special Inspection is the Building Department's term for professional inspections, other than theirs. This would include concrete, rebar, masonry, structural steel and more. I can also do framing inspections to make sure that the house is being built to plans. If you are building a 1200 sq. ft. house, the plans will cost you $600.00. This includes two set of plans, which you need for the Building Dept., And the Architects stamp, about $350.00. If the architect has some drafting changes that need to be made to the plans, those are done by me at no additional cost to you. If the Building Dept. has some changes to make to the plans, those too are done at no additional cost to you. If you change your mind and want some changes made after the plans are submitted to the Architect or Building Dept., those are paid by you. My price does not include engineering costs involved with a septic system or any other additional engineering services. Once your plans are approved by the Building Dept., I can post them on this web site so that all you have to do is give the link to any Contractor that may want to bid on your project. This is very convenient for both you and the Contractor and allows more contractors access to your plans. More access means more bids, and that may result in cost savings for you. | We provide drafting services for the construction industry, both commercial and residential. Drafting is done in house, on a CAD system, with a fast turn around time. All plotting is done in house on one of two HP Plotters. We have the capability to make any size drawing you may need, up to 60" x 100 feet. I can also do renderings of your project. Additionally, we can provide all of the engineering services that you might need for your project. All engineers (electrical, mechanical, structural, civil) and architects are registered in the State of Hawaii. If you require the services of an Architect, in addition to a drafting service, that can be arranged. I can also provide support when visiting with an Architect or Engineer, as they speak a construction language that some aren't familiar with. Please note that the Architects and Engineers are not in house, they are men and women I have worked with in the past, they are all individually licensed in Hawaii and have their own firms. If they are needed, I can coordinate their services with your plans. Once the plan set is completed and approved by the owner, we can run them through the County Building Department permitting process for you, at a nominal fixed fee.
Additional services that we can provide is a 3D CAD drawing of your project that can be viewed on your computer. This allows you to move the structure in virtual space on your computer, so that you can see what it looks like from different viewing positions. The software to view 3D drawings is free and will be on the Drawing Disk. We also can make a model of your structure. This is an example of one of my models.
Besides realistic models, I can make basic mockup models so that you get an idea of the traffic flow of your project. I have access to a laser cutting machine and can make some very detailed facades and other architectural elements. When it comes to models, the sky and your pocket book are the only limits. The more detailed the model, the more cost is involved.

I can also provide project inspection and project overview services once your project has gone to a contractor. This overview is to insure compliance with the plans and specifications. I can be there many more times than the building inspector and I do a very complete inspection. I also provide Special Inspection services. I also do contractor qualification review; I check his license to make sure it is valid, I check for any complaints, his insurance and I will check his past work for you.
